Refinancing or Tapping Home Equity

Your home can do more than shelter you, handle it wisely.

Refinancing your mortgage or borrowing against your home’s equity can lower your rate, fund a project, or consolidate debt, but it resets the biggest loan of your life and touches how your home is titled and protected. A little planning makes sure it helps your bigger picture, not just this month. And like every milestone, it’s not just the refinance, it’s all the stuff attached to it. And remember, every path is unique; these are suggestions, not advice.

Shop the decision carefully

  • Compare lenders, banks and credit unions, on rate, fees, and terms, and look at the full cost over the life of the loan, not just the monthly payment. Many finanical institutions will have someone you can consult about refinancing options, but you may want to consult a financial advisor or local public resources that can put you in touch with free advice.
  • For a refinance, weigh the closing costs against the savings and how long you plan to stay.
  • For a HELOC or home-equity loan, be clear-eyed about borrowing against your home, it’s your residence on the line.

Don’t forget the title and the trust

This is the step almost everyone misses at a refinance.

  • If your home is held in a Living Trust, a refinance often pulls it out of the trust, make sure it’s re-titled back in afterward, or the trust can’t do its job. Be sure to consult your financing institution to make sure that it’s done properly.
  • Review your Will and mortgage-life or term-life coverage now that the loan balance has changed.

Keep the paperwork
